Get the real sales prices when searching for properties
For both buyers and sellers for long time it has been difficult getting a clear idea of the real value of a property. The only figures on which to rely were either average prices based on a larger area or the announced asking prices. But neither is sufficient in order to create transparency. Therefore, as the only provider in Denmark, Boligportal.dk offers access to all recorded sales prices since 1992.
- To obtain a realistic perspective of the housing market, the consumers need to know the actual sales prices. This tool has been lacking until now," says CEO Henrik Loevig from Boligportal.dk.
When searching for properties for sale on Boligportal.dk, the search result includes all properties for sale in the area with current asking prices and former sales prices (since 1992), sales prices on other properties in the area and the public property valuation. You can search among all properties in Denmark, including villas, condos, holiday homes, terrace houses, farms and country houses.
- So far, you would have to rely on the asking prices to get a picture of the housing value. But there may be a large difference between asking prices and sales prices - especially in a market like the current one. And since the sales prices have been inaccessible so far, it has been almost impossible to get an overview of the market," Henrik Loevig says, and continues:
- We now offer a tool providing the consumers with a much better insight to the housing market. The sellers get a more realistic picture of what they can get for their homes, and the buyers get a clear message about the actual costs of the properties when considering buying.
Besides the sales and asking prices, the search for property offers some basic information about the property: size of property and plot, number of bedrooms and an aerial photo of the property. If you want a closer look at the property, you can follow a link to the property announced on the real estate agent’s website.
The basic information and aerial photos are also available for all the formerly sold properties.
- Consumers may also complement the search for property with an overview of recent fall and rice in asking
prices as well as the latest properties for sale in a specific area of own choice. This helps to provide the consumers with a comprehensive overview, tells Henrik Loevig.
- Overall, the tools provide more transparency in the housing market, and for the first time consumers now get the opportunity to obtain a vast overview of the housing market. This is an important issue, whether they are considering buying or selling.
